@Jason, I live in walking distance from D&Q and I love Montrose, but that doesn't mean it's not shabby. We have great museums and restaurants, but we also have plenty of decrepit buildings too. The neighborhood clearly gets nicer to the north and west. The best thing you can do for your neighborhood/city is to be honest about it.
